IMT is fueled by the power of partnerships.

We achieve tangible outcomes with the support and engagement of funders, corporate stakeholders, and nonprofit and government partners—together, we are creating transformational impact that far exceeds the potential of each individual group. IMT contributes leadership, expertise, resources, tested approaches, and hands-on implementation strategies to building efficiency, including policy, programs, codes, and finance. Our collaborators bring complementary expertise and innovative solutions, as well as access and insight to target markets.

The green lease perfectly illustrates the tangible nature and transformative power of such collaboration. IMT helps landlords and tenants come together around the lease document to do what neither party can do on its own. Together, they share in the costs and rewards of using less energy and resources. Together, they have the power to transform the market: if such an approach were implemented in leased office buildings across the U.S., it would result in over $3 billion in annual cost-savings.

IMT and our partners work to create such transformational impact in several markets, including:

Commercial Real Estate Markets

The Retail Industry Leaders Association (RILA) and the International Council of Shopping Centers (ICSC) are key collaborators with IMT on the success of the Landlord-Tenant Energy Partnership. Through the Partnership, more than 45 landlords and tenants from across the U.S. are deploying a solutions toolkit to unlock major energy savings through smarter leasing language, cost-effective best practices, and innovative technology. The Partnership’s participants represent more than 2 billion square feet of commercial real estate, equal to almost seven percent of all leased space in the U.S.

Building on the Partnership, IMT drives energy efficiency throughout a commercial building’s life cycle. Working with the U.S. Department of Energy, IMT trains real estate brokers to understand the business case for high-performance buildings so they can illuminate the value of energy-efficient spaces to clients. IMT also regularly works with industry leaders that are elevating smart strategies such as green leasing and performance standards throughout their spaces.

Metro Area Markets

IMT works with government and nonprofit partners in cities, counties, and states across the country, including the 20 jurisdictions in the City Energy Project, which we co-lead with the Natural Resources Defense Council (NRDC). The many collaborators in our community-based work provide convening power in their local real estate markets, as well as the means to deliver building energy performance policies and programs. Through the power of partnership-focused efforts such as the City Energy Project, IMT now works with over 80 jurisdictions that collectively house one quarter of the large (greater than 25,000 square feet) buildings in the U.S. Our efficiency policies and programs now cover more than 12 billion square feet of commercial and multifamily U.S. buildings, or 15 percent of the total commercial and multifamily market in the U.S.

Emerging Opportunities

IMT’s government, corporate, and foundation donors provide much more than generous resources to support IMT’s work.
